It was a busy day yesterday, as we went to the National Home Show in Toronto. Our real estate was kind enough to give us tickets, so we went to get out of the way. There were two viewings on the house, one was a second showing, which resulted in us getting an offer last night.
It was a low ball offer (of course) and due to the fact that the agent's first language is not English, it took us a while to go through it, as the spelling was terrible, and because of that it took us longer to understand everything. Also you name it they wanted it, including things we had excluded in the original sales material about the house.
Also this agent included this requirement:
"The Seller's Agree to keep the Property clean and remove all the Garbage from the house premises."
Now for anyone who knows me, I keep our house spotless. Our agent says our house is one of the cleanest she has ever seen. So I am not sure whether to laugh or be totally offended by that requirement??? I am not sure what garbage they are referring to at this point? Oh well what ever.
One of the things they asked for was the "FRIDGER" which we figured out was the Freezer in the basement, we cancelled that as I want to take that with us. We excluded the Gazebo on the back deck, they asked for that. We excluded all my drapes (they're from England, and I love the drapes/curtains from England), they asked for those. They wanted ALL the mirrors in the house, so had to re write it to say only the bathroom mirrors are included. I mean on and on it went.
So here I am at 3am in the morning, not able to sleep. They have until 9pm Sunday night to respond, whether they do or not remains to be seen at this point. As we only dropped our price by $2,000, as the more money we drop, the less money we have to spend on the new house, and it needs a bit of money spent on it. Plus due to the economy, we have already dropped the price of the house by $35,000 from when we had it on the market last Fall.
Oh the joys of selling a house, the sooner it is over with the better!!!

Well, I just wanted to let you know you aren't alone, but we both could use some sleep. Hope you get an offer you are happy about. It's still your house.

Oh, good grief -- what a clause to add to an offer! Makes you wonder what kind of messes that agent has seen left in sold homes!
Hope the offer is accepted by the prospective purchasers and you get this part over with!
I can't believe some of the things they asked for. They are supposed to be buying a house. Not a furnished house.

My heart goes out to you, I think the worst thing in the world is dealing with real estate agents and selling houses. We have done it 9 times and you sure learn a lot about people. I wish you the best don't give it away. They seem to always give you an offer in the middle of the night when we need sleep.
I know you woes! my house seems like it will NEVER sell! It will be over a year it has been on the market and I keep tappin my toe waitin!

Yes, dotting all the i's and crossing all the t's is somewhat annoying but I hope it results in you selling your home to your satisfaction and not necessarily theirs. Keeping my fingers crossed for you.

That's the worse offer I've ever heard of. Good luck with finding a buy. This is a buyers market, unfortunately for you.
Yeh i guess these people that want things think becuase they know you want to sell real bad that you will go for anything.
I know we had that here too, accept we weren't selling a home but the land that our motel sits on which they would be tearing down. We finally gave up for now to try and sell till things get a bit better.by the way we had dropped the price on ours over $200,000 and still no sale with the way things are. If that day will ever happen again, i told hubby that we will probably die here. Oh gosh the thought terrifies me.
Anyway will hope that you have a speedy sale
When I was buying my first house and having problems a work colleague commented to me that people become abnormal when buying and selling houses. She was so right.
